Simple Homes Fuller Center is a tax-deductible 501(c)3 nonprofit organization dedicated to creating dignified, affordable housing for low-income families in Kensington, Philadelphia.
Formed in 2014, Simple Homes Fuller Center is a partnership between The Simple Way's decades of housing development work and the time-tested model of The Fuller Center for Housing.
For too long, we’ve seen our neighbors struggle to afford their housing costs. Rents in much of Kensington have nearly doubled in the last few years, while wages and benefits have stagnated. More than half our neighbors are considered rent-burdened, putting them one major life event away from missed rent and possible eviction. An eviction on a person’s record locks them out of most quality housing options for years, exposing them to dangerous slum housing conditions, or worse, to homelessness. With family shelters and resources stretched so thin, families can be separated and destabilized for years over missed rent.
It doesn’t have to be like this.
We work with families making between $12,000 and $30,000 a year (25% - 50% of Philadelphia’s Area Median Income). We work together to rehabilitate a vacant house in the neighborhood. Our future homeowners attend needed homebuyer education courses and work 350 hours on their home, learning valuable homeownership skills on the way.
When work is complete, we sell the rehabilitated home to them for $55,000, 0% interest. We hold the mortgage to assure that credit is not an issue. We offer ongoing technical assistance and a list of trusted contractors to address future home repairs. Homeowners pay based on their income, ensuring a sustainable loan repayment.
